Through this letter I would like to confirm our meeting of Monday afternoon where the folloeing was discussed:
-I am the owner of a parcel of land (12000 sq.meters) located in SPRING GARDEN, Archroad.
For the last 3 years I have held various discussions with Mr.Fowler,director of the housing foundation(SMHDF), concerning the selfbuildingprogram, and the possibility of the foundation leasing the land for the building of low income houses and or apartments.
A few months ago 2 lots were sold to clients of the SMHDF under the selfbuilding program and a third one is pending.
Commisioner, to answer your questions posed:
-Yes I am willing to sell the balance of the land to the foundation.
-Yes, I am willing to finance the purchase, over a negotiable period of time.
Advantages of the foundation purchasing this property:
1-On St.Maarten big plots of land with one owner is very scarce.
2-The infrastructure is partially installed, including water, electricity, cable tv, telephone cables and a concrete road.
3-Land available after deducting land for the road is 12000m2.
4-Allowable land use, with a building density of 25% (planning permit #06006). Buildable space is calculated at 3000m2.
5-For affordable apartments: 2 bedroom units should be built @ 60 m2 each. Building height is 2 floor levels (permit #06006)
6-Based on the above 100 apartments can be built, on various location on the hill.
7-An affordable rental price of FLS700,- per unit could be charged. This would give a gross income of FLS 70.000,- per month.
-Besides the above the location has a wonderfull view of the Philipsburg lagoon,and is located 5 minutes from town.
